Do’s and Dont’s of Your Mortgage Loan!

Do: Get Pre-Approved First

The first step in your home buying or refinance process is to figure out what you are qualified to borrow.  If you are purchasing, you now know your budget, this will keep you on track.  Your Real Estate agent can submit  your pre-approval letter with your offer.  Sellers accept buyers who have been pre-approved more seriously than those who are not.  Our technology allows you to complete your pre-approval application from anywhere.  Click the link below to start the process.

Don't: Take Out More Credit During the Loan Process!!!

A common mistake for many buyers going through the loan process, is  going out and buying a new car, or new furniture on a new credit card before the loan is closed.  Why is this a bad idea?  Borrowers are conditionally approved based on a  specific Debt-to-Income ratio, commonly referred to as DTI.  This is ratio that is based off your income, what you bring in monthly as opposed to your monthly expenses.  Lower DTI is better than higher.  Every loan program has a DTI ceiling.  So if you were qualified under the maximum DTI  ceiling for a particular loan program, and you add more debt before the loan is closed and finalized, this will increase your monthly debt and could potentially make your loan approval ineligible.  So, the bottom line is do not take out any new debt until the loan is closed and funded. If you have any questions, please do not hesitate to call and get more information.

Do: Collect All Your Documents Ahead of Time.

W2 Employee:  Copies of your most recent Pay stubs covering 30 days and last 2 years W2 statements.

Self-Employed:  Copies of your most recent 2 years tax returns with all pages for conventional loans….  OR ….. Most recent 12 months bank statements for Non-QM Bank Statement Loan Program. 

Social Security and Retirement Income:  Latest copy of SSI and Retirement Award Letters or Last 2 months bank statements showing receipt of funds. 

Other Items:  Copies of a Valid Driver’s License, Alimony and Child Support documents from court, or proof of any other income. 

Assets:  Last 2 months of bank statements used for cash to close.  Most recent quarterly statement for 401K accounts if funds will be withdrawn for cash to close.
