We use CalHFA, California Housing Finance Agency, and CHENOA Fund DPA.  They offer a range of programs to help Californians achieve their dream of homeownership. Some of the most popular programs are Down Payment Assistance & a Down Payment Grants, and they are game-changers for many homebuyers.  Max Debt-to-Income not to exceed 45%-50% for CalHFA depending on FICO.  Max Debt-to-Income for CHENOA is set by AUS approval.

Bank Statement & 1099 Only Loans

For those of you who do not work a traditional 9 to 5, don’t worry, we have your covered as well. Purchase or Refinance a home using only 12 or 24 months Bank Statement to qualify. Minimum FICO is 640. Mxx LTV is 90%. Restrictions apply.

Conventional Loans

Purchase or refinance eligible.  Fannie Mae and Freddie Mac approved programs.  Minimum 3%-5% down depending on program and qualification. Primary and second home eligible. 620 FICO

FHA & VA Loans

Purchase or Refinance Eligible. As little as 3.5% down for FHA and Zero down for VA. 550/580 FICO

Jumbo Loans

Purchase or refinance eligible. LTV up to 85% depending on FICO score and credit. Interest only options for 12 & 24 Mo, or 10YR options. Qualify with property rents and not your income 660 FICO

Reverse Mortgage

Purchase or Refinance eligible. Offers a variety of ways for seniors to lower their monthly expenses including options to put the reverse funds into a reusable line of credit that grows over time. Includes low upfront cost with easier income qualification parameters, with no required monthly mortgage payments. Purchase or Refinance Eligible. Minimum FICO of 620. There are no required improvements or restrictions on the types of renovations allowed, nor is there a minimum dollar amount for renovations. Ask Loan Officer for details and restrictions.

FHA 203K

Purchase or refinance eligible. Minimum FICO 620. Major remodeling or structural repairs/alterations such as but not limited to: 1-4 structure conversions, additions, finished attic, basements, changing footprint or requiring architectural plans; Any addition must be attached to the existing residential structure.
